This past year in real estate evidenced increasing inventory for the first time in over five years and subsequently increasing days on market averages.
With persistent elevated mortgage rates in the first half of the year, some relief came in the second half of the year with the current average 30-year fixed rate hovering just above 6%. The Federal Reserve made three interest rate cuts this year, each a quarter-point (25 basis points), occurring in September, October, and December. But, even with increasing inventory and a softening buyer demand, home values remained steady in Worcester County.
Here’s an “at a glance” recap of some of the various market stats for Worcester County (some figures supplied below exclude December 2025).
The average sales prices varied monthly throughout the year, but January had the highest sales price average increase year over year for Worcester County at a 34.4% increase and a $534,961 sales price average in 2025. The lowest sales price average reported in 2025 was for the month of June at $446,328. And, the overall average sales price for January through November of 2025 was $489,016. In comparison to the two prior years, 2024 ended at a $485,883 overall average and 2023 ended at a $477,261 overall average.
The months of inventory reported figure for November 2025 showed Worcester County was at 4.6 months, compared to the same monthly November figures in 2024 where the months of inventory average was 3.8. At the end of 2024, yearly statistics showed we were sitting at 3.4 months of inventory.
For the month of November, in 2024 there were 610 active listings but this November 2025 showed 764 units of active inventory. This is compared to the beginning of the year, where January showed only 588 active units.
At the end of December, the MLS inventory reflects 684 active listings in Worcester County.
As of the last week in December 2025, there are 99 direct oceanfront building listings, an increase over last year’s 74 direct oceanfront building total units actively listed for sale in the MLS .
The luxury market saw 101 homes selling over the $1 million dollar mark in 2025, and 2024 posted a slightly lower number at 85 luxury homes sold.
The highest priced sale in Worcester County in 2025 was for a single-family oceanfront home in Ocean City on 42nd Street which sold for $3,600,000.
At the other price point spectrum, there were 444 homes that sold under the $300,000 price mark in Worcester County and 201 active listings in that same price category as of the last week in December 2025.
